About the Plan
Welcome to the Pearland Old Town Revitalization Plan project website.

The Old Town Revitalization Plan, a pioneering planning effort for Old Town Pearland, is set to create a strategic vision for growth and development. The Plan will be a strategic document that outlines the goals, actions, timeline, and cost of improving the Old Town area. It will be developed through a public visioning process, a survey of existing conditions, and an economic assessment.

This vision is not just about a better future for Old Town and its users but also about enhanced connections to the rest of the city, a quality public realm, and an improved quality of life for residents, workers, and visitors.

The project, funded by the Pearland Economic Development Corporation (PEDC) and done in collaboration with the City of Pearland, is a nine-month-long planning effort that will create strategic goals and actions around topics such as development and urban design, streets and mobility, infrastructure and transportation, and parks and open space. The planning effort study is being led by Olsson Studio, a national planning and urban design firm, in partnership with Baxter & Woodman and Community Development Strategies (CDS).

Old Townsite History
In 1892, William Zychlinski bought 2,560 prime acres of land surrounding the Mark Belt outpost along the Gulf, Colorado and Santa Fe rail line. Zychlinski platted out the original town site in 1894, and named east-west streets Walnut, Pear, Broadway, Jasmine, Plum, and Orange. The north-south streets were named Austin, Pearland, San Antonio, Washington, Texas, Sacramento, Main, Houston, Grand, Park, and Galveston. Early on, a business district formed at the intersection of what is now Main and Broadway. Basic businesses such as a hardware store, general store, lumber yard, printing office, and a hotel served the needs of the community.

How can we preserve this rich history as we revitalize Old Town?
The Study Area
Expanded from the previous Old Townside Development District Plan, the study area for this planning effort includes area outside of the designated Old Townsite district boundaries. These areas include north of Orange Street from the railroad to N Galveston Avenue; east of Galveston Avenue from Broadway Street to Lockheed Street; south of Walnut Street along Telephone Road and Lockheed Street (excluding Baker's landing and properties west of the railroad); and west of Austin Avenue to Mykawa Road. The western boundary also includes the iconic roadway split and district gateway at Broadway Street and Walnut Street.
Our Approach
For the Old Town Revitalization Plan, our approach is centered around community engagement, thoughtful analysis, and actionable recommendations. We work closely with local stakeholders, citizens, and business owners to ensure that the planning process respects the area's history and character while bringing innovative solutions for a thriving future.
